Darlene Pope
President and CEO


Darlene Pope is Founder and Principal of CoR Advisors™. Ms. Pope has more than 20 years experience in commercial real estate and technology, including intelligent building solutions, energy management, sustainable building operations, automated business solutions, and advanced telecommunications services. Ms. Pope founded CoR Advisors™ in 2009 to serve as a leading educator and trusted advisor to the real estate industry for the integration of technology into real estate management and operations. Under Ms. Pope's leadership, CoR Advisors™ has developed a market reach of over 30,000 real estate professionals.

Prior to launching CoR Advisors™, Ms. Pope served 4 years as Managing Partner at Realcomm, where she founded and managed the company's professional development division. She created the content and served as lead instructor for Realcomm's technology seminars and webinars, served as Editor of the Realcomm Advisory weekly e-newsletter, and was the creator and Editor-in-Chief of The RealcommEDGE magazine. Ms. Pope is a nationally recognized author and speaker on such topics as intelligent buildings, energy management, green buildings, sustainability, in-building wireless solutions, and other real estate technologies.

Ms. Pope began her commercial real estate career as a property manager for Charles E. Smith Co. in Washington, DC in 1992. Her professional experience includes Founder and President of CRE Partners, Vice President of Real Estate at On-Site Access, Director of Real Estate at Broadband Office, and National Director of the Internet Building program for Kivex/Allegiance Telecom. She is an active member of the Building Owners and Managers Association (BOMA), Continental Automated Buildings Association (CABA), Chairman of the Sustainability Committee for Commercial Real Estate Women (CREW) Northern Virginia, member of the USGBC, and is the President of the In-Building Wireless Alliance (IBWA).

 
David Thomas Osborn
Vice President, Energy Solutions
Energy Management, Smart Grid, Alternative Energy Solutions


David Thomas Osborn brings to CoR Advisors™ 16 years of diverse engineering expertise including power plant operation and facility management, product research and development, building energy efficiency, and supply-side energy infrastructure. He specializes in smart building technologies, clean and renewable power technology, energy storage, waste-to-energy solutions, and micro-grids. He combines his understanding of facility operations and energy technologies with his system analysis and integration background to provide customers with timely, robust, innovative, and value-focused results. He has extensive project experience, analyzing and integrating utility grade power systems for use in commercial office buildings, hospitals, manufacturing facilities, universities, and mission critical facilities.

Prior to joining CoR Advisors™, David founded Advanced Power & Energy Consulting, a multi-discipline engineering firm committed to progressing supply-side energy infrastructure. David's career also included holding senior technical management positions at United Technologies Corporation and van Zelm Engineers. Additionally, he is a former engineering officer in the United State Merchant Marine and holds a USCG 2nd Assistant Steam / 3rd Assistant Motor Unlimited Horsepower License. David received his Master of Science degree from Rensselaer Polytechnic Institute, his Master of Mechanical Engineering degree from Stevens Institute of Technology, and his Bachelor of Engineering degree from the State University of New York Maritime College at Fort Schuyler.  

 
Thomas A Russo
Strategic Advisor
Intelligent Buildings and Real Estate IT


Tommy Russo is a Strategic Advisor to CoR, providing invaluable direction and consulting services to the company and its clients. Mr. Russo serves as Chief Technology Office for Akridge, the leading commercial real estate owner and property management company in Washington, DC. Mr. Russo's experience in commercial development and construction, coupled with his extensive background in information technology (IT), provides a unique understanding of the value of technology in the built environment. Mr. Russo is a LEED AP and is in charge of Akridge's "green" initiatives to promote energy efficiency across their entire real estate portfolio. Mr. Russo has conducted research and deployment of energy conservation methods to reduce the utility costs up to 40% across the Akridge portfolio, including installation of advanced lighting solutions and automated energy management systems and controls. In addition, he championed and managed the deployment of the first neutral host in-building wireless system in the U.S., along with a wireless web-based camera network, which allows investors and project managers to observe their assets under construction.

Mr. Russo is a nationally recognized speaker on the topics of intelligent building technologies and was recognized as one of the "Top 100 CIOs" by CIO Magazine in 2008. He serves on the Advisory Council for Realcomm, a leading resource for education and research on technology for real estate and is on the Board of Directors of the In-Building Wireless Alliance (IBWA). Mr. Russo has won numerous awards recognizing his achievements in technology in the real estate industry, including the Realcomm Digie Award for greatest personal impact on the advancement of technology in real estate. 

 
Carlos Santamaria
Strategic Advisor
Energy Management, Efficient Building Operations


Carlos Santamaria is a Strategic Advisor for CoR, providing valuable operations experience and first-hand knowledge of energy management solutions in commercial buildings. As Vice President of Engineering Services for Glenborough since 2004, Carlos has developed and implemented a national energy management and sustainability strategy resulting in improved building efficiency, tenant comfort, increased asset values, and cost savings. These efforts have earned Glenborough the recognition of an Energy Star Partner "Top Performer" four years in a row. Mr. Santamaria successfully managed the Aventine LEED project qualifying the Aventine for LEED Platinum certification in December 2010. With an Energy Star score of 100, the Aventine Office building is one out of only five multi-tenant, 20+ year-old office buildings to have received this coveted award worldwide.

Mr. Santamaria has worked in commercial real estate for more than 25 years, concentrating in engineering and construction operations. He leads Glenborough's Sustainability Program, strategically positioning the company as a leader in energy efficiency, sustainability and environmental stewardship. He has served as a Realcomm International Advisory Council member since 2009 and is a Subcommittee Member / Co-Chair with the Department of Energy (DOE) Commercial Real Estate Energy Alliance. Mr. Santamaria is a nationally recognized speaker and advisor on energy efficiency and sustainability strategies, specializing in transforming in-efficient buildings into high performance operations.

Mr. Santamaria has an undergraduate degree in Business from Saint Mary's College and an Executive MBA from the University of San Francisco. He also holds a California General Contractor license, a California Real Estate Broker's license, a BOMA Real Property Administrators (RPA) Designation, and is a LEED Accredited Professional (LEED AP O+M).

 
Dan Burns
Strategic Advisor


Dan Burns is a Strategic Advisor for CoR Advisors™. Dan has 20+ years of experience working with enterprise and building energy management, smart building technologies, product development, product management, information technology leadership, and operational execution and delivery.

Mr. Burnsí background includes serving as Business Development and Solutions Development Manager at Boeing Energy, where he was responsible for strategy, marketing, sales and execution plans for their smart grid business. Prior to joining Boeing Energy, Mr. Burns served as the Director, Systems Technology & Architecture for Johnson Controls, Inc., where he was responsible for locating, integrating, and enabling technologies in JCI products and offerings. Mr. Burns played a major role in the overall strategic development and deployment of JCIís approach to the delivery of products and services. His focus on enterprise energy management software solutions enabled customers to significantly manage and lower energy costs through effective data integration and management. One of his notable accomplishments at JCI was the acquisition and management of Gridlogix in 2008.

Mr. Burns previously owned an information technology consulting firm, worked as Chief Technology Officer for a smart building integration company based in Singapore, and directed an information technology organization at the University of Maryland, and served on the Board of Directors of the In-Building Wireless Alliance (IBWA). He earned his Bachelor of Science degree from the University of Maryland.  



Craig Getchell
Senior Advisor
Intelligent Buildings and Technology Applications


Craig Getchell is the co-founder of A.R.E.A. (Agile Real Estate Automation) Solutions and has been a leader in providing intelligence and sustainability solutions for properties in North America for the last 9 years. Mr. Getchell has joined CoR as a Strategic Advisor, bringing services and experience around the implementation of technology into the traditional building construction process. With a proven and repeatable methodology, Mr. Getchell has been implementing technology innovations into the core and shells of corporate, commercial, medical, and residential properties for nearly a decade. His extensive background in building technologies and practical experience in merging traditional construction efforts and enterprise technologies expands the services capabilities of CoR Advisors™ and provides an in-house team of installation experts.

Mr. Getchell was the design consultant and primary program manager for the implementation of the technology in several high-profile projects including the Barbizon63, winner of the Realcomm Digie Award for "Most Digital Real Estate". Most recently, Mr. Getchell has been engaged in the design, implementation, and management of several intelligent building projects as a member of the Cisco Systems Smart+Connected Real Estate team in both the U.S. and Canada.  



Shane Hobbs
Senior Director of Marketing and Digital Media


Shane Hobbs is Senior Director of Marketing and Digital Media for CoR Advisors™. With more than 12 years of experience in the commercial real estate education and conference industries, Mr. Hobbs brings a wealth of marketing and programming expertise to CoR Advisors™. Mr. Hobbs is responsible for managing the company's web presence and social media network, as well as managing and executing creative marketing strategies to maximize brand recognition and broaden the company's customer base. His role includes developing dynamic web content, strategic marketing campaigns, professional print and digital presentations, and managing all back-end information technology, data, and CRM functions.

Prior to joining CoR Advisors™, Mr. Hobbs spent 11 years handling graphic design and digital media for Realcomm Conference Group, earning a promotion to Director of Digital Media, which he held for five years. In addition, Mr. Hobbs spent a year developing digital media products and marketing for Just Smart Green (a division of Consolidated Green Services), served as the Founder and President of Shobbs Design, an independent graphic design and marketing firm focused on helping clients attain the most value through targeted online marketing strategies, and is the Vice President at Emergency Family Outfitters.  



Kathy Gibbs
Director of Business Development


Kathy Gibbs serves as Director of Business Development for CoR Advisors™. With more than 20 years of experience, Ms. Gibbs has a strong background in complex sales strategies and has developed the skills necessary to succeed in a highly competitive market. She has held senior level sales positions with such companies as Boise Cascade, Wilson Sporting Goods, and MDI Advertising, where she was responsible for bringing new and innovative advertising solutions to a wide range of verticals. Ms. Gibbs' experience includes handling multi-million dollar accounts, organizing and promoting large events (such as the US Open), and working with high-profile clients. She has been recognized repeatedly in her sales roles as a top performer and Director's Club achiever for her outstanding performance in business development.

Ms. Gibbs' responsibilities at CoR Advisors™ include increasing of the organization's market position and achieving higher financial growth. Kathy handles developing long-term organizational strategic goals, building key customer relationships, identifying business opportunities, negotiating and closing business deals, and maintaining extensive knowledge of current market conditions.
